Prior to getting your home on the market you can get a head start on the competition by properly preparing your home for sale. Here are some tips that can help you with that:

Exterior

Prospective buyers will often drive by a home before scheduling a time to look at it. If it doesn’t pass that test they may never see the inside. The grounds should be properly maintained throughout the summer and winter. Have the lawn mowed and raked, shrubs trimmed, driveway and sidewalks swept (or shoveled in the winter), and all other debris removed from the premises. Clean out gutters and down spouts. All doors and windows should be in good working order. Clean and paint the exterior if it is necessary.

Remove Clutter and Depersonalize

Buyers want to envision their belongings in your home. If a house is cluttered, buyers have trouble imagining themselves in it. Closets and drawers should be neatly organized and countertops should be cleared. By removing or storing things you don’t need, you create a roomy, comfortable feeling that will be inviting to prospective buyers.

Cleaning and Painting

Your home should be as clean as it has ever been. Sanitize and deodorize. From ceiling fans to floors and everything in between, clean your home until it sparkles. Keep in mind that a clean house creates a positive image in the buyer’s mind. A coat of paint will also go a long way in improving the feel of your home. A fundamental rule is to keep colors neutral and light and avoid highly patterned wallpaper and bright wall colors.

Lighting

Buyers will react more favorably to a home shown in bright light. Arrange shades or drapes to give the maximum amount of light to the interior rooms. Don’t forget to clean windows and replace burned out, or low wattage light bulbs, for a brighter effect.
